Steep old roofs on North Main
The Villa North Historic District, on North Main Street, is on the National Register for its Queen Anne, Colonial Revival and Craftsman houses from 1875 to 1924. Queen Anne roofs are the hardest in town to work on: steep slopes, turrets, many valleys and dormers. A roof like that takes harnesses, roof jacks and a lot more flashing than a ranch of the same size, which is why it costs more per square. We found no local review board for Bluffton houses.
Bluffton's housing runs old overall: about 61% of homes were built before 1980, and 27% before 1940.
Hail in Wells County
In May 2010 the National Weather Service logged golf-ball-size hail in Wells County, with photos from Bluffton. Hail that size bruises shingles and dents gutters and vents. If you've never had a roof inspected after a big hailstorm, the damage can still be up there; we look for the dark, soft spots each hit leaves.
Permits
City code section 15.10.070 lists new structures, additions, enclosures and structural roof changes, among others, as work that needs a building permit. Re-shingling isn't on the list. The Building Department, 260-824-6068, has the final word.
